Description This subject provides students with an overview of domestic construction regulations and techniques with an emphasis on low-rise residential buildings in the Australian context. It covers general processes, building regulations, environmental issues, surveying techniques, structural elements (footings, framing and bracing), envelopes, services, fit-outs, and finishes.

Learning Outcomes

After successful completion of this subject, students will be able to:

  1. Understand and apply building codes and environmental considerations specifically for low-rise residential buildings.
  2. Appropriately select materials based on safety and regulatory factors.
  3. Evaluate and describe construction techniques, including slab-on-ground and timber framing.
  4. Analyse the requirements for basic building services and identify common building defects, proposing solutions where appropriate.
  5. Understand the impact of low-rise residential buildings on social and environmental contexts, including building in hazardous locations.

Subject Content

  • Introduction to Residential Building; Why do we build; The environmental impact of building design, and house styles, civil works and soil mechanics.
  • Standards Footing systems, concrete slabs and associated works; Design, documentation, tendering; and Regulations; Titles, BCA, BASIX
  • Timber framing 1; Wall frames, Timber framing 2; Roof frames, and Cladding: Brickwork, roof tiling, other claddings
  • Fit-out: walls, ceilings and floors; wet area construction, services; Finishes: internal, external and landscaping, and Building in hazardous locations; alternative construction; defects and faults
